Top 3 Overseas Property Investment Destinations 2009

I have been writing so much lately about the property investment potential of various destinations, that I thought it would be a good idea for me to do a top 3 of what I think are the best places for overseas investors to buy property in the next 12 months.

No 1 Tunisia Property:

More Tunisian's own their home than citizens of most other countries in the world. This is because the government did not allow foreigners to purchase property in Tunisia until this was the case. Foreigners were only invited to buy property in Tunisia last year.

This year, when the world is facing a crippling recession, the Tunisian economy is forecast to grow 3.3%. Economic growth translates to more Tunisians buying their homes, and trading up; to a healthy property market comparable to that of a developed economy, yet with the prices you expect from an emerging economy. Tunisia is a unique property investment opportunity indeed.

No 2 Egypt Property:

I go for Egypt again because of economic strength, but also because of the low living costs and property prices. The Egyptian economy is expected to grow by 3.6% this year, mainly because of massive growth in the tourism industry.

You can buy a property in Egypt for £10,000 even in the areas most popular with tourists. It is my believe that property in Egypt will be twice its current price within 5 years, and 4 times its current price in 10 years.

No 3: Morocco Property:

Economic growth for Morocco is forecast at more than Egypt or Tunisia at 4.4% by the International Monetary Fund. Tunisia was obviously first because of the unique opportunity it presents, and Egypt because of the low property prices, but Morocco has equally good if not better growth prospects than either of them.

Tunisia's closure to foreign investors is a strength, but it also means that Morocco has an edge over it in terms of its international marketing campaign having built up more steam. The fact that the international economic crisis all but put paid to international marketing is why Morocco is in third position.
